What is Home Staging?

Home Staging is simply decorating your home to SELL!  The goal is to prepare your home to appeal to the greatest amount of potential buyers.    There are many tricks of the trade to do this such as understanding the psychology of the buyer, strategic floor planning, and lifestyle staging just to name a few!

 

Won’t my Real Estate Agent stage my home before listing it for sale?

A good agent will have a list of necessary items that need to be completed to prepare your home for market – and you should heed this advice!  An agent’s job is to market your house, research your area to set the best price for your home, keep you up-to-date on market conditions, bring as many buyers to your home as possible, help you objectively evaluate buyer’s proposals and help you close the sale.  A professional Home Stager’s job is to compliment the agent’s hard work by making sure that all those buyers that walk through your door have an emotional connection with YOUR house… and visualize the potential of living in your house.  Only then will they make an offer.  We work closely with the seller and agent to make this happen.

 

What is the difference in Home Staging and Decorating?

While I have an absolute love for decorating a home to reflect an owner’s individual style – Home Staging is really quite the opposite.  Good staging is a fine line between depersonalizing, and creating a warm inviting environment.  The goal with Home Staging is to help your home say, “Welcome to YOUR new home” to as many different potential buyers with different tastes, desires and styles as possible.  Research shows that 90% of buyers can not visualize the potential of a home.  Home staging removes that barrier.

 

How much does Home Staging cost?

MUCH MUCH LESS than the cost of your first price reduction!

Many top agents see Home Staging as a small investment for the seller just as a home inspection is now a standard investment for a home buyer.  Home staging may also be a tax deduction for you!! See IRS Publication 523 and check with an accountant for more details on this.

Pricing can start at $275 and go up depending on whether the home is vacant or occupied,  how big the home is, and how much, if any, rental furniture and/or accessories will be needed.

 

Does my home need to be vacant to be staged for sell?

No – There are many techniques for a professional Home Stager to skillfully stage a home that will be occupied during showings.

 

What if my home is vacant?

We offer affordable vacant home staging services and will work within your budget to develop an effective and economical staging plan.   We can source rental furniture and unique accessories to create a a warm environment that will allow potential buyers to emotionally connect with your home in a way that a stark empty home can not provide.
